maybe underpaid

I currently work in a spa/salon and do all services except massage.  I am usually the only employee at the spa/salon and also act as the front desk employee.  All the other employees come in for only their appts and make 50% commision.  I work an average of 45 hours a week and make $7.75 an hour unless we are busy enough and I make more than my hourly total in commision.  I have been here almost a year and are much busier than we used to be.  Before I started working full time (which was in June) she would just close if she didnt have coverage! That is why I wanted to work all the hours! You can't have a successful salon when you are closed! Anyways...I feel as though I should get some sort of commission for the services I do even if I dont make over my hourly total for the week.  I book all the other employees appts and run her salon everyday!  I am starting to build clients but I feel ripped off everyweek when I don't get anything extra for the hundreds of dollars of services I do every week just because I am willing to be here all these hours.  If I came in to do just my services (like everyone else here) I could make almost the same amount of money in like a 4th of the time.  I just want to know if I have a case before I talk to my boss about it.  I don't want to create tension, but I also don't want to feel under appreciated either.  I look at it as if I wanted to go just working my appts for 50% like everyone else and she had to hire a front desk person then it would cost her more money than if she just paid me a smaller percentage for my services and my $7.75

Also, the owner claims that she is going to sell the business to me at the beginning of the year.  However, within the last two weeks she has been buying a lot of new stuff for the salon/spa.  Things that have needed replaced since I started about a year ago.  I dont understand why she would be buying all this stuff now if she is planning on selling it to me in the next few months.  I just wonder if I am a bigger sucker......

Looks like your unpaid wages are going to renovations which will up the salon's value for you. Yep, I would say you're a sucker. If I were in your position, I would make the case that your hard work has enabled her to buy the new equipment. Show her your production and make a calm, rational case why you deserve a raise based on the salon being busier through your efforts.

Then, I would call a commercial real estate appraiser and have him/her come do an appraisel at a time when the owner isn't there. This way you will get a fair estimate of the salon's value. Then you can make a fair market offer at YOUR convenience. And remember, you're not responsibile for her renovations, so a 20,000 over market price isn't reasonable. Equipment, like a new kitchen, has limited ability to increase value. Pay the worth - cost of expected renovations, not the value + her renovations, as it was her choice to renovate, and not your responsibility to cover her credit card bill.
